They will price your property attractively, aiming to achieve a quick sale for you. They boast an average 22 days to sell, but they will probably price your house a little less than you're comfortable with as they won't talk up the price to get your business. Their fees can be a little more than a local estate agent would charge.
Firstly you pay for a proper valuation, by a RICS surveyor, then you agree a price with them to sell it a bit lower. This is a "sell your house quickly" service, not to be compared with regular estate agents.
They have nationwide coverage and a 24/7 telephone line potential buyers can call. They vet all callers before making an appointment for them to meet you for a viewing. They will manage the negotiation stage.

Checklist of Things to Think About When You Sell Your Own House
When you call in an estate agent to sell your house for you, the service you are paying for is that they will come round, measure the rooms, take the photos for you, write up the details and lay it all out for buyers to read. They will advertise your house in local papers and on their website and also on other websites they are affiliated with.
They will organise and fit a For Sale board if you want one. They will talk to people who walk in off the street, they will email their existing mailing list. They will be there to answer the phone and discuss your house with potential buyers and arrange a viewing. They will usually accompany the potential buyer round your house and then follow that up with a phone call to pursue interest and answer further questions.
Once an offer's received they will negotiate the selling price, getting the best price possible for your house for you.
After that, they play a role in moving the sale along, by contacting the buyer and solicitors and any other estate agents in the buying chain.
Once your house is sold, you take your keys to them and your buyer will pick the keys up from their office. They will then arrange to have the For Sale board removed.
When you sell your own house, this means you have a lot of things to think about.
Sell Your Own House Checklist
- Will you organise your own HIP or do you want the online company to help/organise that for you?
- Do you know how much your house is worth, or will they help you price it?
- Do they write the details, or do you?
- Do they take the photos, or do you? How many photos is the limit?
- Do they provide 2D floorplans?
- Do they provide a virtual tour? How many rooms do they do the virtual tour for?
- Do they answer phones and organise viewings, or do people contact you direct?
- Do you want to do the viewings yourself, or do you want them do do it for you?
- Do you want to negotiate the selling price with a buyer, or do you want them to do the negotiating?
- Do you want a For Sale sign? Do they provide one or does it cost extra?
- Do they charge a commission/further fee once the house is sold, if so how much is it?
- What arrangements will you make to get the keys to your buyers on completion day?
Also, check thoroughly against your checklist that you understand exactly what you're getting for your money. Understand the different choices and options of services available and make sure you've picked the right one for your budget and needs.

A very useful list. We used Jane Earl (mentioned above) to sell our home in Huddersfield last year in a difficult market. Ok, it took five months to sell but we got there and saved a load (thousands). They were very professional - but they are a little more expensive now (we paid £195). I would recommend selling this way to anyone - paying high street agents big commissions is silly and unnecessary.
